€180m development to replace flats complex

A massive €180m private and public housing development has been given the go-ahead by the Government. One of Dublin's best known council flats complexes, O'Devaney Gardens on the North Circular Road, will be completely cleared for the project, and some 250 families living there will be rehoused. This will be the largest regeneration project in the city after Ballymun. The complex is in a prime location, close to the Phoenix Park and Heuston Station. Around 2.4 acres of the site is part of the adjoining St Bricin's military hospital, acquired from the Department of Defence as part of the affordable housing initiative. Private developers will work with Dublin City Council on the scheme to replace the flats with over 820 private homes. Social and affordable units will be provided on the 16-acre site. Housing Minister Noel Ahern yesterday gave the go-ahead for the project, to be undertaken by a team of Michael McNamara & Company and Castlethorn Construction. The current complex contains 278 flats in 13 blocks and was built in the late 1950s. Some 250 of the flats are currently occupied. Dublin City Council decided to undertake the redevelopment on a public private partnership basis. Work is expected to start in the middle of the year.
